The Role:
We are seeking a Development Officer (New Homes) to support the successful delivery of new-build housing projects. This role is ideal for someone who thrives in a project‑focused environment, enjoys coordinating multiple stakeholders, and is committed to delivering homes that meet high standards of quality, safety, and customer satisfaction.
You will manage key elements of the development process — from construction monitoring and contract compliance to handovers, defects management, and project cost control. Working closely with internal teams, contractors, and external partners, you’ll ensure new homes are delivered on time, within budget, and in line with all statutory and regulatory requirements.
Key Responsibilities:
- Manage project and contract processes for new affordable housing schemes, ensuring compliance with policies and statutory obligations
- Oversee the full handover process for new homes, ensuring readiness for occupation or sale and attending site meetings as required
- Ensure all required certifications are in place prior to letting or selling homes (Building Control, NHBC, gas, electrical sign‑off, etc.).
- Manage defects throughout the contractual defects period, ensuring timely resolution
- Control project costs, progress payments, and purchase orders in line with financial procedures
- Procure goods and services as required while managing project budgets within agreed parameters
- Maintain accurate project records, performance information, and audit‑compliant documentation
- Support site appraisals, resident engagement and contribute to broader corporate growth objectives
- Liaise with all stakeholders on a day‑to‑day basis to ensure effective communication and project coordination.
What We’re Looking For:
- Experience with residential property handovers, ideally within a housing development environment
- Experience in project, contract, and budget management.
- Strong IT skills, including Microsoft Office.
- Excellent communication skills and the ability to manage multiple stakeholders.
- Ability to maintain high‑quality documentation and meet deadlines consistently.
- A full UK driving licence and access to a vehicle.
Qualifications:
- Evidence of good literacy and numeracy
- Project Management qualification (desirable)
- Knowledge of planning, funding, and regulatory frameworks related to housing development (desirable)
Salary: Equivalent to £45,000 per annum (pro rata for 3-month contract)
