The Role:
As the Planned Works Surveyor, you will play a pivotal role in delivering high‑quality planned maintenance and capital improvement projects across housing stock. You will be responsible for managing projects end‑to‑end—from procurement through to completion—ensuring works are delivered safely, on time, within budget and to a high standard.
You will work closely with contractors, residents and internal teams to ensure projects achieve excellent outcomes, high levels of resident satisfaction and full regulatory compliance.
Key Responsibilities:
- Deliver planned maintenance and capital investment projects that improve the quality and safety of homes.
- Manage projects from inception to completion, including procurement, contract administration and handover.
- Act as Contract Administrator, overseeing contractor performance, programme, cost and quality.
- Ensure compliance with housing regulations, including Section 20 consultation requirements and CDM Regulations.
- Monitor budgets, control costs and ensure value for money across all projects.
- Maintain high standards of quality, safety and workmanship through inspections and performance management.
- Work collaboratively with residents, contractors and internal stakeholders to minimise disruption and maximise satisfaction.
- Ensure all works are delivered in line with statutory, regulatory and organisational standards.
What We’re Looking For:
- Experience managing planned works or capital improvement projects within social housing or a similar environment.
- Strong contract administration experience, including budget management and contractor oversight.
- Sound knowledge of Section 20, CDM Regulations and housing compliance requirements.
- Proven ability to deliver projects to high quality standards while maintaining resident satisfaction.
- Confident communicator with experience working collaboratively across multiple stakeholders.
- Organised, proactive and able to manage multiple projects simultaneously.
