The Role:
We are seeking a Property & Asset Manager to lead on asset management, growth and property investment across a diverse housing portfolio. This is a varied and strategic role combining asset strategy, development opportunity delivery, and oversight of property services.
You will be responsible for shaping long‑term investment decisions, managing stock condition data, identifying development opportunities, and supporting the delivery of repairs and maintenance services. This is a fantastic opportunity for someone who enjoys both strategic thinking and operational delivery within housing.
Key Responsibilities:
Asset Management & Strategy
• Lead the development and delivery of the Asset Management Strategy.
• Oversee stock condition surveys and use data to inform long‑term investment planning.
• Carry out option appraisals across assets to support business planning and investment decisions.
• Develop and manage planned investment programmes aligned to business objectives and compliance requirements.
• Support sustainability and decarbonisation initiatives, including identifying funding opportunities.
Growth & Development
• Identify, secure and progress new development opportunities across multiple tenures.
• Manage relationships with external stakeholders including councils, developers and agents.
• Commission and manage consultants, surveys, and due diligence processes for acquisitions.
• Lead funding applications, including submissions to Homes England and similar bodies.
• Ensure successful handover of completed properties ready for occupation.
Contract & Financial Management
• Set and manage asset investment budgets and monitor programme delivery.
• Procure and manage contractors, consultants and suppliers, ensuring value for money.
• Prepare specifications, tender documentation and oversee contract delivery.
• Manage contractor payments, purchase orders and financial reporting.
Property & Operational Support
• Support the delivery of repairs services and contractor performance management.
• Maintain and improve property systems and asset databases.
• Ensure compliance with statutory requirements, health & safety and CDM regulations.
What We’re Looking For:
• Experience in asset management, property investment or development within housing.
• Strong understanding of stock condition data and planned investment programmes.
• Proven experience in project and contract management.
• Ability to manage budgets and deliver value‑for‑money outcomes.
• Strong stakeholder engagement and relationship‑building skills.
• Excellent communication, organisational and analytical skills.
• Full driving licence and willingness to travel.
Qualifications:
• Degree in a relevant discipline or equivalent experience.
• Professional membership (RICS, CIOB, CIH or similar) desirable.
