The Role:

 We are seeking a Property Condition Surveyor to deliver a high‑quality surveying service focused on damp & mould, stock condition, estate condition, disrepair and EPC assessments. Working predominantly on site, you will play a key role in ensuring homes are safe, compliant and well‑maintained. Working under the guidance of the Property Services Manager, you will support planned maintenance forecasting, diagnose building defects, specify remedial works, and ensure tenants are updated throughout the process—helping deliver a customer‑focused, efficient and responsive service.

 

Key Responsibilities:

  • Carry out damp, mould and disrepair surveys, diagnose root causes and recommend appropriate remedial works.
  • Deliver Stock and Estate Condition Surveys, forecasting component lifecycles and costs for future planned programmes.
  • Assist with disrepair claim investigations and produce accurate reports.
  • Conduct EPC assessments following training (if required) and ensure accurate logging on the asset database.
  • Record asbestos findings, update asset databases and maintain accurate surveying records.
  • Post‑inspect tenant improvements and works, protecting the organisation’s interests.
  • Provide technical advice across the property services function.
  • Engage with tenants throughout the process, ensuring communication is clear, timely and supportive.
  • Ensure compliance with the Homes (Fitness for Human Habitation) Act 2018 and the Pre‑Action Protocol.
  • Support continuous improvement by reviewing feedback and contributing to service enhancements.

 

What We’re Looking For:

  • Strong knowledge of building construction, defects and appropriate remedies.
  • Experience dealing with the public within a repairs or maintenance environment.
  • Experience working with disrepair, damp & mould, or condition surveys.
  • Ability to prepare specifications, schedules of work and estimates.
  • Good IT skills, including Word, Outlook and asset database systems.
  • Excellent communication and customer‑care skills, with the ability to handle challenging situations professionally.
  • Strong organisational skills with the ability to manage workload effectively.
  • Ability to travel across the region (car user essential).

 

Desirable Qualifications:

  • HNC/HND in Building Construction or equivalent NVQ.
  • Experience using stock condition systems such as Keystone.
  • Knowledge of tenant improvement processes and asset data management.

 

Mileage Allowance: 45p per mile
On‑site Role (Remote working limited)
