The Role:
We are seeking a Property Surveyor to deliver high-quality surveying services across a residential housing portfolio. This is a varied and rewarding role where you will undertake property inspections, diagnose defects, prepare specifications, and support the delivery of capital and remedial works.
Working closely with senior surveyors and operational teams, you will provide technical expertise across repairs, damp and mould cases, building defects, void properties, and condition surveys, helping to ensure homes remain safe, compliant, and well maintained.
Key Responsibilities:
- Carry out a range of property inspections including responsive repairs, damp and mould investigations, HHSRS hazards, voids, building defects and condition surveys.
- Diagnose the root causes of property defects and identify appropriate remedial solutions.
- Prepare detailed specifications, schedules of works and technical documentation.
- Ensure all inspections and works comply with Building Regulations, health & safety legislation and relevant policies.
- Raise and manage works orders, ensuring repairs are delivered effectively and provide value for money.
- Monitor contractor performance, workmanship and adherence to specifications.
- Validate variation requests and support effective cost control.
- Undertake post-inspections and sign off completed works, resolving any quality issues.
- Manage a caseload of repair requests, ensuring investigations and resolutions are completed within agreed timescales.
- Provide technical advice and guidance to residents, contractors and colleagues.
- Support complex cases including disrepair, damp and mould investigations, and insurance claims.
- Maintain accurate records and contribute to asset intelligence and maintenance planning.
What We're Looking For:
- Experience inspecting residential properties and specifying repair or improvement works.
- Strong knowledge of building pathology, housing construction and repair techniques.
- Good understanding of housing maintenance, health & safety legislation and contract management.
- Knowledge of damp and mould issues, Decent Homes Standards and HHSRS requirements.
- Experience monitoring contractor performance and quality standards.
- Excellent analytical and problem-solving skills.
- Strong communication skills with the ability to explain technical issues clearly to a variety of audiences.
- Ability to manage a varied workload while maintaining high standards of record keeping and customer service.
- Competent with surveying technology, IT systems and mobile working solutions.
Qualifications Required:
- Degree in Building Surveying or a related discipline.
- HNC/HND in Building Surveying or equivalent experience will also be considered.
