The Role :
We are seeking an experienced Repairs Commercial Manager to lead on commercial, contractual and financial activities across repairs and voids services. You will work closely with Repairs, Procurement and Finance teams to ensure strong commercial control, accurate budgeting, compliant supply chain management and high‑performing repairs delivery. The role is hands‑on, overseeing contractor payments, CVRs, forecasting, and value‑for‑money outcomes.
Key Responsibilities :
Commercial & Contractual Management
- Manage commercial, contractual and financial aspects of the repairs service.
- Maintain confidentiality of all commercial information.
- Understand and work with JCT, NEC and Schedule of Rates contracts.
- Identify and manage commercial risks; maintain risk registers.
- Ensure effective subcontractor commercial control and compliance.
- Oversee procurement processes, subcontractor appointments and pre‑contract meetings.
- Assess and certify monthly contractor payment applications.
- Manage final accounts and retention releases.
- Produce monthly CVRs and collaborate with Finance.
Performance, Cost & Productivity
- Monitor performance against KPIs (customer satisfaction, productivity, quality, commercial metrics).
- Analyse cost per job, labour productivity and material usage.
- Support value‑for‑money initiatives across repairs and supply chain.
- Support balanced scorecard implementation and continuous improvement.
Compliance & Governance
- Ensure compliance with CDM and Health & Safety regulations.
- Follow all policies, procedures, legislation and organisational standards.
- Promote equality, diversity, health & safety and risk management.
Collaboration & Professionalism
- Work with Repairs Managers and Supervisors to support high first‑time fix rates and service performance.
- Maintain strong relationships with procurement teams and material suppliers.
- Communicate effectively across multiple stakeholders and teams.
- Engage in continuous professional development.
What We’re Looking For :
- Degree or equivalent in Quantity Surveying / Construction Management (HNC/HND).
- Strong commercial management background within repairs/housing.
- Knowledge of NEC/JCT contracts and NHF SORs.
- Understanding of CDM and H&S regulations.
- Excellent negotiation, communication and stakeholder engagement skills.
- Strong financial, analytical and IT skills.
- Ability to work independently and meet deadlines.
- Professional membership (RICS/CIOB) desirable.
